What is a Spanish Tourist License?
You can rent out your home as a tourist lodging with the help of the touristic rental licence. A rental can be called touristic for any amount of time, but its purpose is what matters most. A touristic licence will be needed if rented out for tourist, vacation, or leisure purposes. A licence will also be required if it is promoted through a tourism marketing channel or provided by businesses that oversee lodging for travellers.
When is a Tourist Licence Required?
This licence is not required if the property is rented to a person who will use it as their primary residence, even for a little time. Your property will be listed in a Registry, which is accessible to the general public, by getting the touristic licence. Each region has its own regulations and a central Registry of vacation houses.
What Are The Requirements?
Regardless of where the property is, it is generally recommended that any rental property includes the following features:
- Direct outdoor ventilation is required in all bedrooms and living spaces, as well as a window-darkening system such as blinds or shutters.
- Be equipped and furnished with enough furniture for the amount of rental units;
- Warm water
- First-aid supply
- A log of complaints
Depending on where your property is located, some extra criteria may be necessary. For instance, a Licence of First Occupation is required in Andalucia.
Before registering with the Valencian region’s tourism registry, obtaining a certificate from the town hall attesting that the property is appropriate for use as a vacation rental is necessary. The cost to issue the certificate is approximately 70–90 euros, and it can take up to two months. It’s crucial to keep in mind that in Comunidad Valenciana, you must rent the house out whole, not by the room.
Additionally, just like in the region of Murcia, it is required to post a notice outside the property stating that it is registered with the tourism registry.
To rent out a home for tourism in the Canaries, it must have a tourism licence, and the complex and rents must be overseen by an exploitation company.
In the Balearic Islands, you must obtain a licence for the number of visitors you anticipate at the home, and you are only allowed to rent out a maximum of three residences per person. If you intend to use the property for vacation rentals, it is necessary to investigate before making a purchase, as some regions in the Balearic Islands may currently be limited to a maximum of X days/year.
